Quote Validity and Rate Confirmation
Rates provided in quotes are subject to availability and confirmation. Submission of a quote request does not constitute a confirmed reservation. A reservation is confirmed only once Caribbean Villa Escapes has received the required deposit and issued written confirmation.
Quotes are valid for the period specified and may be revised if availability or pricing changes prior to confirmation.
Payment, Cancellation, and Damage Policy
High and Low Season
A 25% deposit is required to confirm a reservation. The balance is due 60 days prior to arrival. No refunds are made for cancellations within 60 days of arrival. For cancellations made 60 or more days prior to arrival, deposits are refunded less a 20% cancellation fee.
Christmas and New Year’s Weeks
A 50% deposit is required to confirm a reservation. The balance is due 120 days prior to arrival. No refunds are made for cancellations within 120 days of arrival. For cancellations made more than 120 days prior to arrival, deposits are refunded less a 20% cancellation fee.
Thanksgiving Week
A 50% deposit is required to confirm a reservation. The balance is due 120 days prior to arrival. No refunds are made for cancellations within 120 days of arrival. For cancellations made more than 120 days prior to arrival, deposits are refunded less a 20% cancellation fee.
Accidental Damage Waiver
A US$149 Accidental Damage Waiver fee applies to your reservation in lieu of a traditional security deposit. This waiver provides coverage for accidental damages up to US$2,500 occurring during your stay.
This waiver does not cover intentional damage, theft, gross negligence, or damage exceeding US$2,500. Guests remain responsible for any damage exceeding the waiver amount.
Handling Fees
Administrative and handling fees may apply to reservations. Any applicable fees will be clearly outlined in your quote prior to confirmation.
Extra Guest Fees
Select villas can accommodate additional guests for an extra fee. Extra guest fees may range from US$30 to US$150 per guest, per night, depending on the villa. Approval is required prior to arrival.
Staff Gratuity
Villa staff gratuity is customary and an expected part of the villa experience throughout the Caribbean. Gratuity is not included in the rental rate and should be budgeted for as part of your stay.
Recommended gratuity is 10% of the villa rental rate during High Season and 15% during Low Season, to be shared among villa staff in accordance with the Gratuity Guide provided in your villa Welcome Book.
Gratuities are typically provided in cash on the day of departure. Prepayment of gratuity may be arranged upon request.
Groceries, Food and Beverage
Food and beverage costs are not included in the villa rental rate unless expressly stated in your quote or confirmation.
As a general guideline, grocery budgets typically range from US$75 to US$100 per adult per day and approximately US$40 per day for preteens. Grocery costs may vary depending on guest preferences, menu selections, and market pricing. Requests for premium items such as lobster, imported meats, specialty wines, and premium spirits will increase the grocery budget.
Your villa’s chef or cook will coordinate menu planning and grocery purchasing. Guests are responsible for reimbursing grocery expenses during the stay. Grocery accounts are reconciled against receipts during or at the end of the stay.
Grocery funds and staff gratuities are typically paid in cash. US dollars and Jamaican dollars are generally accepted.

Responsibility
Caribbean Villa Escapes acts solely as an agent for property owners and assumes no responsibility for personal injury, loss, damage, delay, or irregularity caused by circumstances beyond its control.
If a property becomes unavailable due to circumstances beyond our control, including sale of the property or force majeure, we will make reasonable efforts to offer a comparable alternative. If no agreement can be reached, liability is limited to refunding rental payments received.
Reviews and Submissions
By submitting reviews, feedback, photos, or other materials, you grant Caribbean Villa Escapes a perpetual, royalty-free right to use such materials for marketing and promotional purposes.
Caribbean Villa Escapes reserves the right to edit or remove submitted content at its discretion.
